There are cetain legal requirements that every home owner must adhere to. These include obtaining a formal licence for your house. We can assist you in arranging for this licence. There are cetain legal requirments when renting your house. These include the provision of fire extinguishers, fire blankets, various signages, the provision of a complaints book, and others. We can organise these on your behalf. In addition, when renting your house, it is a requirement under Portuguese law, that the border Police ( SEF) are provided with various details of non portuguese clients who are staying in your house. This we can arrange to do on your behalf.
We can advise you on all aspects of renting your house, including what your house should have in place so that your clients love your house and and have a wonderful holiday. With your agreement we can then organise for these to be provided. Examples of this might include what kitchen items you should have and how much cutlery and crockery you would need.
You will require various sets of bed linen and towels for your guests. We can purchase these on your behalf. Alternatively, if you do not wish to purchase these items, we can rent them to you at a cost of only 200 euros per season.
You will require various documents to ensure your house is rented. These include booking forms, rental agreements, directions to the house, instructions for retreiving the keys and activating any alarm system, instructions for checking in and out, provision of an information file in 4 languages. We can provide all of these for you.
We can advise you on whether it is sensible to make certain purchases to improve the quality of your holiday rental for clients and thus increase your rental income. An example might be the purchase of some games equipment - pool table, table tennis table, air hockey table etc
We will create the web pages for various holiday rental advertising platforms such as Homeaway, Airbnb and Trip Advisor, and we will pay for the costs of this every year. This includes a detailed description of the house, taking photos of the house and uploading them to the website, arranging for all rental rates to be displayed together with the conditions of rental, and maintaining the rental calendar.
We will receive and deal with all rental enquiries and booking requests. We will send the clients all the various documents they require. We will arrange for the payments under the rental to be made and for a security deposit to be taken. We will arrange for all payments to be disbursed to the owner. We will maintain the website, updating it where necessary and ensure that the web page is as high up the platforms search engine as possible.
Where costs or repairs are incurred - calling out a plumber or electirican for example, we will organise this and pay for it on your behalf.
During the season, we will organise for the check in and check out of guests. We will look after the guests while they are staying in your house and sort out any problems that may occur during their stay.
We will organise and pay for the cleaning of your house and the cleaning of the bed linen and towels at the laundry.
There is a significant level of administration work required to rent your home successfully. This includes the provision of a security deposit and the handling of any claims that need to be made under the security deposit. It also requires the return of the security deposit to the client where no claim is made.
It also includes a maintenance of full accounts of all rental income and expenses, the distribution of all income in a timely fashion,the provision of final year accounts detailing all transactions that have taken place over the year. We will do this for you in an open, honest and transparent way, and to maximise the earning potential of your house.
The cost for the provision of all these services is 25% of the yearly rental income.
